Why does a property investment in Tenerife make sense at the moment? Here are two important factors:

1. Buyer's market

The real estate market on Tenerife is a buyer's market, i.e. the buyer currently has several advantages. Not only do they benefit from low prices, sometimes far below the actual value, but they also have a very large, varied selection of different properties at every price level. Furthermore, many construction projects have been postponed/stopped in recent years because investors or owners had taken out loans and could no longer meet their payment obligations due to the financial crisis or unemployment. Accordingly, they were either forced to stop construction, which is why in some cases affordable properties are on the market that can now be completed according to the buyer's personal taste. Or an owner had to put his property up for sale — like many others — which ultimately also led to even further price reductions being possible due to the existential threat. Even today, prices are still negotiable if a seller finally wants to sell his property that has been on the market for a long time because he has not renovated it against the above background, for example. And the discounts that can be achieved on such properties currently exceed the costs of renovation, which in turn has the advantage that the buyer can finally renovate the property — according to his individual wishes — together with us

2. Return on investment

The rental prices to be achieved on Tenerife — especially in top locations — are similar to those in Germany, but with a lower investment, so that in relation the return is much better. This is due, among other things, to the expensive holiday rentals, because many properties can be rented out as holiday properties at high prices, because Tenerife — due to the mild, even climate all year round — is considered a top holiday region — many Spaniards also like to spend their holidays on the island in summer, because they are escaping the heat of their big city on the Spanish mainland, as it rarely gets above 30°C on Tenerife in summer and there is always a fresh breeze blowing in from the Atlantic.

3. For sellers

Most of the time you have been living in your property for a while, which could result in a certain discrepancy with the current wishes of the potential buyer. Often it is also the case that, due to age, one has not been able to take care of all these things as one used to. In such cases, one would either have to reckon with a long-standing period in which the property is not sold at market value, or alternatively sell far below the current market value.
